When it comes to development and construction in any form our philosophy is fairly simple - Get your existing conditions survey plans correct, precise and complete at the start of the project and the design, management and construction phases will follow behind smoothly. The project site as a whole, together with adjacent buildings, properties and roadways must be surveyed sufficiently to provide an overall 'picture' of the site for the designer. The existing conditions survey must provide sufficient detail, features and levels as required by the architects, geotech, civil and structural engineers for their optimal recommendations, design and development criteria together with providing contractors an understanding of the site for their tenders. Sufficient site reference marks should be provided and shown on the existing conditions plans to enable the designers and contractors to co-ordinate the construction with the design. As you can see, the existing conditions survey plans are one of, if not the most important plans for any development project whether large or small. Existing Conditions Surveys consults with the property owners, project architects, engineers and managers to determine the scope of the project prior to any site measurement so as to determine the extent and detail of the required survey for the project together with the proposed positions of site control or reference marks. Once the field survey is completed, the information is reduced in the office, easy to read, computer generated plans are prepared and supplied in various formats. Quality existing conditions plans at the beginning of a project are always a priority and a necessity over cost. Our office has seen numerous cases where project co-ordinators have taken 'shortcuts' with their existing conditions plans just to save a few hundred dollars which have then caused major issues in the construction phase due to lack of information leading to construction time & cost 'blow-outs'.
